Adaptive re-use
The sprawling Goulds Pump factory had sat vacant in the heart of Baldwinsville when Washington St. Partners recognized the potential of the structure and what its redevelopment could do for the riverfront village. Washington St. Partners leveraged the sections of the buildings that were structurally sound, initiated some new construction, and brought in a vibrant mix of retail, office and service businesses, plus 260 much-needed parking spaces for residents and visitors.

The property retains much of the industrial feel of the original factory, from the exposed steel structure to the large windows that provide significant natural light. Thanks to our smart growth practices, the property has been integral in attracting people to Baldwinsville, generating positive economic results for its residents and businesses. Today the property is 95-percent leased with prosperous small businesses and national chains that serve a need for the surrounding residents.
